The civil scope, from erosion control to final grade

Cornerstone Excavation Group does commercial site work for general contractors, developers and commercial property owners. We handle the civil scope of site development, as the site work subcontractor or hired by the owner. We take each step in the order the job runs, from the first erosion control measure to the final grade.

Cornerstone is 5.0-rated on Google and based in Indian Trail, on the east side of Charlotte. We work commercial and multi-lot jobs across the Charlotte metro, Union County and the York County side of South Carolina. A site work contractor that builds to the civil plans

Commercial site work starts with the plans. The civil engineer designs the site, and the surveyor stakes it out. We build to those grades and elevations, in sequence with the other trades on the job.

In Mecklenburg County, most commercial projects require plan review, and the general contractor pays for the permits. Under state law, a job that disturbs more than an acre needs an approved erosion control plan first. That plan has to be filed 30 or more days before the work starts. The driveway permit for a new entrance on a state road goes through the local NCDOT District Engineer.

Some jobs are one commercial lot, graded level and left ready for the next phase. Others are the civil scope on a larger project. Commercial property owners also call us for smaller fixes, like a drainage problem on an existing site.

What does civil site work include on a commercial job?

Erosion control goes in first. Past an acre of disturbed ground, state law says the devices must keep the sediment inside the tract. We install the silt fence, the stone entrance and the other erosion control measures on the approved plan. Then land clearing takes the trees, brush and stumps off the site and any right-of-way on the plan.

Mass grading comes next. It is grading at the scale of a whole site: cut and fill moves high ground into the low spots. When the dirt does not balance, fill comes in or spoils go out. One recent civil job called for about 11,000 cubic yards of imported fill.

Commercial grading then shapes the building pads, parking and drive areas, compacted to the plan. The geotechnical engineer or the testing firm tests the compaction. Wet red clay is hard to compact, so a rainy stretch can hold up this stage.

Stormwater, utilities and final grade on sites around Charlotte

The City of Charlotte, Mecklenburg County and its six towns each have a post-construction stormwater ordinance. Those rules make sure stormwater control measures are built, then maintained after development is complete. The engineer designs those measures and the rest of the storm system. We build them to the plan: storm pipe, precast structures, outlet structures and rip-rap.

We also build stormwater ponds and underground detention systems to the engineer's design. The water, sewer and storm lines are part of our utility installation work. Trenches for power and telecom conduit fall under trenching. North Carolina law calls for notice to NC811 at least three full working days before digging starts.

Final grade comes once the storm system and utilities are in. We bring the ground to grade for the curb, paving and landscape crews. Any ground left bare gets seed and mulch so it holds.

How We Work

How a Job With Cornerstone Excavation Group Runs

From the first call to the last load hauled off, here is how it goes.

1

Call us

Call or text (980) 315-5707 and tell us what the job is. We ask what the access looks like and when you need it done.

2

We look at the site

We come out to see the ground, the access and where the water goes. The visit and the estimate are free.

3

The plan

We set how the equipment gets in, where the material goes and what order the work runs in. Utility locates go in through NC811 before we dig, and any permit stays in the owner or builder's name.

4

We do the work

The machines come in and the job gets done in the order we planned. Weather moves earthwork, so we tell you when the schedule shifts.

5

Cleanup and haul-off

Spoils, brush and demolition material leave on our dump trucks. We grade the ground back before the equipment comes off the site.

FAQ

Commercial Site Work Questions, Answered

Common questions about commercial site work across the Charlotte metro, Union County and the York County side of South Carolina. If yours is not here, call and ask.

Call (980) 315-5707

Do you work as a site work subcontractor for general contractors?
Yes. We take the civil scope as the site work subcontractor, or work directly for the developer or owner. The general contractor or the owner holds the permits. We build from the civil plans and work around the other trades on the site.
Who tests the compaction?
The geotechnical engineer or the testing firm on the project does. The plans set the compaction, and we grade and compact the pads, parking and drive areas to it. Their tests show whether each area meets the plan.
Can you bring in fill or haul off spoils to balance a site?
Yes. Cut and fill uses the site's own dirt first, and the rest comes in or goes out on dump trucks. That is part of our material hauling work. If the plan has room and the owner agrees, extra dirt can stay on site.
Do you build stormwater ponds and underground detention?
Yes, to the engineer's design, with the pipe, structures and outlets the plans call for. Underground systems go in with the liners and risers the design shows. One example is a stormwater management pond with a sand filter for a commercial property in Indian Trail. It was built to the design requirements to pass inspection.
Do you do paving or curb?
No. The paving, curb and concrete crews do that work. We bring the ground to the grade the plans call for, so they can start. Afterward, we can seed the bare strips inside the new curb.
How is commercial site work priced?
We price it from the plans and a look at the site. The big drivers are how much dirt moves and whether fill comes in or spoils go out. The storm system, clearing, rock and the erosion control measures move it too. Call (980) 315-5707 to set up a free estimate.
