A French drain is a trench with washed stone and perforated pipe in it. We cut the trench on a fall so the water keeps moving. Filter fabric wraps the stone so clay and silt stay out of the pipe. Then we backfill and put the ground back.
Every drain line needs somewhere to go. We look for a low spot, a ditch, a swale or a street drain the water can reach by gravity. On a flat lot the outlet is the hard part, and we tell you that before we dig.
Before any trench we file the locate request with North Carolina 811. NC811 asks for three working days before digging, and the utilities mark their lines for free. The dirt out of the trench leaves on our trucks, see dirt and debris hauling.
Grade is the first thing we check. If the yard has a low spot or slopes back toward the house, reshaping the ground is the real fix. A pipe buried in that same low spot just sits full of water.
Two drainage solutions cover most yards. Move the surface with grading and swales, or bury a line and carry the water out. A swale is a shallow graded channel that moves a lot of water with no pipe to clog. We use swales along property lines, behind houses and on larger lots.
A French drain earns its place where the surface cannot change. Think tight side yards, a wet strip between two houses, or water seeping out of a bank. The same stone and pipe go in behind a block retaining wall, for the same reason. Water with nowhere to go is what pushes walls over.
The ground under Charlotte, Union County and Mecklenburg County is Piedmont red clay. Cecil and Pacolet soils are typical here, and they take water in slowly. Rain runs across the top, and low spots stay soft for days after a storm.
Clay also moves water sideways just under the surface. That is why water turns up against a foundation or at the bottom of a slope. New pads, drives and walls around Indian Trail keep pushing water into the next yard.
Commercial property has the same problem at a bigger size. We regrade lots, run buried lines, and dig stormwater and retention ponds to the engineer's plan. Mecklenburg County's storm drainage program handles public drainage. A wet spot inside your own property is usually yours, so check with the county.
