A clearing job starts with the limits. We mark what comes out and what stays, then check access for the machines and the trucks. Excavators, mini excavators, a dozer and skid steers do most of the work. Large trees come down first, then the brush and the undergrowth.
Stumps come out with the roots instead of staying in the ground. Roots left under a future pad or footing rot and settle later. Once the wood is out we grub the surface and pick up the leftovers. Cleared ground can go straight into a rough grading pass when the schedule calls for it.
Small jobs count too. Brush along the side of a driveway or an overgrown fence line is the kind of work we do. On bigger lots the finish is ground a surveyor can stake and a pad crew can work.
Most of it leaves the site. Trees, limbs, brush and stumps get loaded into dump trucks and hauled away. Old sheds, slabs and buried concrete that turn up fall under demolition and concrete removal.
Forestry mulching is the other method. A mulching head grinds standing brush and small trees into chips that stay on the ground. It moves fast on light growth and keeps the soil covered. Stumps and roots stay in place, so it suits trails, thinning and property lines.
We pick the method by what the lot becomes. Ground a foundation sits on gets full clearing and grubbing. A tract you want opened up and still wooded can get mulched instead.
Most of our clearing sits on Piedmont red clay in Union County and Mecklenburg County. Clay sheds water, so bare ground moves in the first hard rain. Silt fence and stabilization hold the soil on the lot.
North Carolina's sediment law covers land disturbance of one acre or more. That work needs an approved erosion and sediment control plan, per NC DEQ. DEQ says the plan goes in at least 30 days before the work starts. Union, Mecklenburg and Cabarrus counties run their own delegated programs, so check the one over your lot.
Inside Charlotte city limits, a tree ordinance also applies to development. The city sets a tree save area on single-family development sites, ten percent of the property where canopy allows. A homeowner of an existing single-family or duplex home is excluded from those tree save rules. Check the city's tree rules before the machines show up.
